L1 Studios – February 2017

Development Progress

L1 Studios was launched in September and is now sold out.

Construction began in April 2017 and is on schedule for completion in Q2, 2018.

Consisting of 52 studio apartments the development will offer luxury student living to supply the growing demand for student accommodation in Liverpool. Investors benefit from receiving 8% net rental income for the first 3 years.

The main progress onsite this month has centred around the excavation of the pile-cap style foundations, which is now complete. The piled foundations have been cropped and the excavations blinded and filled.

Notable progress on site this month encompasses the erection of the steel  frame which progressed well and all works to the steel frame are now complete. All PCC stairs have been installed and the installation of suspended slabs is currently progressing well.

EPCL have been advised that drainage works are due to commence on site imminently – they are to monitor these works in subsequent reports. EPCL can additionally confirm that a lift sub-contractor has been appointed.

The Schedule

Building Consents continue to carry out regular inspections. No adverse comments have been raised. Ridgemere remain in discussions with key sub-contractors to enable them to compile a beneficial use programme. No
extension of time has been granted.

Ridgemere remain in discussion with Multi Utility providers. EPCL have requested an update.

L1 Studios – Construction Update December 2017

Key progress on-site this month has been centred around the construction of steel frame works. Cranes are visible on-site at Fleet Street, with steel frames now successfully erected and revealing the skeleton of six floors.

In addition, the formation of concrete stairs is now well underway, with some staircases now visibly connecting floors within the steel structure.

Following a site meeting on Tuesday 19th December 2017, Ridgemere remain in delay by a further week due to works associated with the completion of the sub-structure. Despite this, erection of the steel frame has progressed well.

The Schedule

Steel frame works are due to be completed by the end of January 2018, which is four weeks beyond the date detailed within the Contract Programme.

Building Consents continue to carry out regular inspections and no adverse comments have been raised. Ridgmere remain in discussions with key sub-contractors to enable them to compile a target programme with a view to mitigating current delays. EPCL await an update.

No extension of time has been granted. This will be reviewed at the end of January 2018, once the steelwork is complete.

Significant progress is visible this month on Fleet Street as a crane can now be seen on-site, ready for steel erection to commence.

There will be a further week delay associated with the completion of the substructure. The steelwork delivery date is now Monday 4th December 2017.

The steel frameworks are due to be completed by the end of January 2018, which is three weeks beyond the date detailed within the contract programme. The contractor is currently in discussions with keysubcontractors to compile a target programme with a view to mitigating current delays.

The Schedule

No extension of time has been granted. This will be reviewed  at the end of January 2018 once the steelwork is complete.

The main progress onsite this month has centred around the excavation of the pile-cap style foundations, which is now complete. The piled foundations have been cropped and the excavations blinded and filled.

Reinforced cages are being fabricated off site, and all concrete works due to be completed in 3 weeks with the steel frame to follow immediately thereafter.

The ground works stage is now virtually complete,  notwithstanding the fact that there were some issues that did not appear in the site survey. A well was discovered at 29m depth, and remedial works are underway in order to ensure the integrity of the foundation pile, but the delivery date of the scheme has not been foreseen to be effected by this.

Also, by next month an off-site show apartment will be available that will be a replica of the fixtures and fittings of the development, photographs and videos of which will be available in the next construction update. Piling works have now commenced following resolution of all Party Wall awards.

Upon completion of piled foundations, which is envisaged as mid to end of September, the excavation/concrete foundation works can commence.

The next key milestone is delivery of the steel on the 20th November 2017.
Current completion date is 3rd August 2018.

All basement obstructions have been excavated and  removed. There were 11 x 6m foundations which were sub-structure obstructions and following their removal, the area has been backfilled and compacted.

The piling mat is in the process of being installed in preparation for August commencement of piling subse-quent foundations. A structural steel company has been procured and steel frame is set to be ordered this week.  Road closure application has been submitted for Fleet Street

L1 Studios – Construction Update May 2017

Following on from previous site investigations and foundation design, May has seen installation of site infrastructure and boarding, and initial groundworks have taken place.

The existing basement that was present from the previous building has been excavated, as have the substructure pilings and foundations. The construction team will commence piling of the new foundations in June, in anticipation of the erection of the steel frame following on from that.

The developer’s team has recently carried out a site investigation to the plot, which related to environmental searches and to assess the ground for foundation design.

Following this successful investigation, the developer has sent a team onsite to confirm the findings of the site investigation report. The onsite team has also determined the extent of the basement to the adjacent property. These trial site investigations have meant that SWF Consultants are able to finalise the foundation design for the project.

Furthermore, last week saw a design team meeting held, which was attended by the architects for the development, the structural engineer, the M & E engineers and the main contractor, Ridgemere. The purpose of the meeting was to co-ordinate all of the different elements of the building design, which are now being drawn up ahead of full construction commencing onsite in May.
